Guest information

House Rules

The house rules that apply to every stay at Casa Cabopino Retreat.

These House Rules protect the property, the shared residential community and everyone staying at Casa Cabopino Retreat. They apply to the lead guest, every registered guest and every approved visitor. The lead guest must ensure that the whole group follows them.

Guests and occupancy

  • The maximum overnight occupancy is six guests. Only guests registered on the booking may stay overnight.
  • The lead guest must be at least 21 years old and must stay at the property throughout the booking.
  • Day visitors require prior written approval. Visitors may not stay overnight unless they are added to the booking and approved in advance.
  • The community pool and other shared facilities are for registered guests unless we agree otherwise in writing.

Quiet hours and neighbours

  • Quiet hours are from 22:00 to 09:00.
  • During quiet hours, keep voices, music and all outdoor noise low, especially on the terraces, balcony and rooftop.
  • Parties, events, organised celebrations and conduct that causes nuisance or disturbance are not permitted.
  • Follow all current community rules, signs and instructions. Keep entrances, stairs, paths and shared access routes clear.

Smoking, vaping and drugs

  • Smoking, vaping and e-cigarettes are permitted only on the ground floor terrace. Use the ashtrays provided and extinguish all smoking materials completely.
  • Smoking and vaping are not permitted inside the house, on the first floor balcony or terrace, on the rooftop or around the jacuzzi.
  • The use or possession of illegal drugs, cannabis and nitrous oxide is not permitted anywhere in or around the property.

Children and outdoor safety

  • Children must be supervised appropriately at all times. They may not be left unattended on the balcony, terraces, rooftop, at the pool or in the jacuzzi.
  • An adult must accompany every child under 12 in the community pool area.
  • Do not climb or sit on railings, walls or roof edges. Keep doors and access points secure where needed for child safety.

Rooftop and jacuzzi

  • Shower before entering the jacuzzi and remove the cover completely before use.
  • Children may use the jacuzzi only under direct adult supervision. Do not dive or jump into it, and do not use it during a thunderstorm.
  • Do not set the water temperature above 40°C. Guests who are pregnant or have a heart or circulatory condition should seek medical advice before use.
  • Glass and other breakable items are prohibited on the rooftop and around or inside the jacuzzi. Use only the plastic drinkware provided.
  • Do not eat while sitting in the water. Switch off the massage jets after use and replace the cover fully every time.
  • Do not add chemicals, remove or adjust filters, reset or disconnect the system, or alter pumps, treatment settings or other technical equipment.
  • Stop using the jacuzzi and contact the guest support number immediately if the water looks unsafe, the level is too low, a leak appears or the equipment shows a fault.

Community pool

  • Use the pool only during the current opening hours displayed at the pool entrance and follow all posted community instructions.
  • Shower before entering. Diving, pets, food and drinks are not permitted in the pool area.
  • Respect residents and other guests. Return community sun loungers to their designated place and take all belongings and towels with you when leaving.

Outdoor kitchen, barbecue and terraces

  • Follow the instructions in the private guest guide before using the gas barbecue.
  • An adult must supervise the barbecue whenever it is lit. Never leave it unattended, move it or use it in unsafe weather conditions.
  • Turn off the barbecue completely after use, leave it reasonably clean and return the utensils to their place.
  • Do not move outdoor furniture between terraces. Retract the awning and side screen when leaving the property or when strong wind is expected. Do not force any mechanism.

Air conditioning, security and equipment

  • Keep exterior doors and windows closed while air conditioning or heating is running. Switch units off when leaving the property.
  • Close and secure all windows, folding doors and exterior doors whenever the property is unattended.
  • Do not share access codes, copy keys or give access to an unapproved person. Report lost keys, lockouts, faults and damage immediately.
  • Do not attempt technical repairs. Contact guest support so the appropriate person can inspect and resolve the issue.

Waste, parking and driving

  • Remove household waste regularly and place it fully inside the designated community containers. Never leave bags beside containers or in shared areas. Separate recycling where possible.
  • Use the single designated private parking space and keep the garage, pavements, paths and access routes clear. A second vehicle may be parked elsewhere only in accordance with prior instructions and local rules.
  • The maximum speed within the residential complex is 20 km/h. Drive carefully and give priority to pedestrians.

Pets

Pets are not permitted at the property or in the community pool area. This rule does not limit rights relating to recognised assistance animals where mandatory law requires access; please contact us before booking so appropriate arrangements can be discussed.

Arrival and departure

  • Check-in is from 15:00. Check-out is by 11:00 unless a different time has been agreed in writing.
  • Early check-in or late check-out is subject to availability and may carry a fee. It is valid only when confirmed in writing.
  • Before departure, switch off lights and air conditioning, close windows and doors, remove full rubbish bags, place used dishes in the dishwasher, sign out of personal streaming or gaming accounts and follow the agreed key-return instructions.

Damage and serious breaches

Tell us promptly about damage, breakage, an unsafe condition or a serious disturbance. Guests are responsible for loss and damage caused by deliberate acts, misuse or negligence by a guest or approved visitor, subject to applicable law and the booking terms. A serious or repeated breach may lead to intervention, charges for proven loss, or termination of the stay and a requirement to leave where permitted by law. Mandatory consumer rights remain unaffected.

Help and emergencies

The 24 hour guest support number is provided in the booking confirmation and private TouchStay guide. For police, ambulance or fire emergencies in Spain, call 112.
